Buying Process for foreign citizens
- Hire a lawyer to view all documents regarding the sale.
- Give a deposit and sign a pre-contract.
- Issue the Tax registry number.
- Open and issue a bank account under your name in a Greek bank.
- Consider any «encumbrances» on the property.
- Examine all registered property contracts.
- Control the technical plans of the property and issue the required from law “certificate of no-illegality”.
- Making the necessary payments.
- Present the final contract to the Notary Public Office.
- Sign the final property purchase contract.
Additional costs of a property costing 100€ are:
a) Real estate commission 2% for more than 100€ properties, up to 100€ properties the commission is 2.000€
b) Lawyer fee 1.500€ (For Non - EU to apply at the Ministry of Defence)
c) Notary and Land Registry is 2%
d) Tax transfer is 3%
The procedure is the same for Non EU citizens with the only difference being a 3 to 6-month wait for all documentation to clear from the Ministry of Defence.
Golden visas are also granted to investment over 250€.
